In 2021, we started planning the renovation of an apartment complex in Germany with a total living area of 900 m². We will build 9 luxury apartments and 5 apartments for senior citizens. The total expected investment volume is
11 million Eur.

Cosy benches surrounded by picturesque plants and flowers create an atmosphere of peace and relaxation.
Stepped paths run throughout the grounds, where you can stroll through the park and discover the beauty of nature.
On the paths around the park you can jog or walk while exercising and enjoying the fresh air. The entire area is surrounded by a green fence, which not only provides security but also beautifies the surroundings.
One house, two maisonette apartments
House consists of two separate residential units. Its modern entrance areas, as well as the luxurious, high quality equipment, catch the eye immediately.
Individual control is possible via smart home. The entrance to the building is coded and protected by a code locking system and a video intercom system.
The community area consists of a garden with natural swimming pool, fireplace and barbecue house. A sauna with a whirlpool is an ideal place for everyday relaxation.
Ten parking spaces and a charging station for electric cars and electric bikes is included.

Energetic efficiency
The property on offer is a house with efficiency level 40. A KfW efficiency house 40 meets the highest requirements in the field of energy efficiency. The house consumes a maximum of 40% of the primary energy (per year) compared to a corresponding reference house (with KfW 100 standard). The better the standard, the lower the energy costs. For example, the permitted annual primary energy demand for a KfW Efficiency House 40 may be a maximum of 30 kWh per m².
Efficiency levels 40 and 40+ meet the highest standard. A house in this class must be airtight and use renewable energy sources. The property on offer has a combination of ventilation system with heat recovery and wood pellet heating. In addition, the house has very good thermal insulation.

1. Initial meeting
At the first meeting, our goal is to understand the investor’s intentions and needs. The investor has one partner to communicate with for the entire duration of the project. He addresses all his requirements to that person.

2. Contract preparation
Project management, its organizational structure, begins to emerge, as well as
cost plan, timetable, human resources, site equipment and all other necessary details.

3. Building draft
The design includes architectural, layout and material solutions of the building. The investor’s intention is given a primary spatial form.

4. Pre construction documentation
Preparation by professionals saves time and money. It serves as a basis for building authorities and their assessment.
The aim is to obtain planning permission as quickly and smoothly as possible.

5. Construction budget
Thanks to the BIM model, we can design the building to be as close as possible to the real construction and at the same time incorporate any changes in costs very quickly.
The budget is thus optimized and transparent. It facilitates the selection of the best material alternative.

6. Zoning decision
We will submit an application with complete documentation taking into account all legal requirements and local conditions.
The opinions and statements of all authorities concerned are required. We will take care of all communication with the authorities.

7. Building permit
We represent the investor efficiently throughout the entire process, thus speeding up the process of obtaining a building permit.

8. Implementation project documentation
Construction documentation helps to anticipate potential complications and deficiencies on site and to better analyse the need for materials by visualising construction details.

9. On site supervision
We take the utmost care to control the quality of the construction work to ensure trouble-free operation in the future.

10. Post construction documentation
Digital documentation facilitates the efficient management of the building, allowing any defects that would arise throughout the building’s lifecycle to be quickly rectified.

11. Property management
When managing buildings, we can work with digital data and have accurate information about the materials and products used.
This allows us to plan technical equipment inspections and keep buildings in perfect condition very efficiently.

12. Additional services
Throughout the process of cooperation with the investor, we support him according to his needs. We are ready to advise and help them, for example, with finding and buying suitable land for construction.
